Homeowners insurance provides coverage for owner occupied homes.  This means that someone whose name appears on the deed (or their spouse) lives in the house.

If you do not live in your home yourself, if you rent it out , or if you permit your children to live in the house, these are not considered to be owner occupied. In this case you need a fire insurance policy.

House insurance under a homeowners policy is a package insurance policy, and typically includes the following coverage:

  • Dwelling : Often referred to as Coverage A, this is coverage on your home itself
  • Other Structures : Often referred to as Coverage B, this is coverage on other buildings on the premises, including a separate garage, workshop, toolshed, etc
  • Personal Property / Contents : Coverage C is for things you find in a normal home, including clothing, furniture, TVs, etc. Check your policy for limits on items like jewelry, sterling, guns, cash, antiques, or collectibles.
  • Loss of Use : Coverage D pays your extra living expense to pay somewhere else if your home is damaged by a covered peril, while repairs are being made
Coverages A, B, C and D are subject to your policy deductible.
  • Personal Liability : Sometimes called Coverage E, liability covers things you might be liable for, if you are sued, such as someone being injured on your home premises, among other things.
  • Medical Payments : Often called Coverage F, Medical Payments coverage is a voluntary coverage for someone who is injured on your premises. An insurance company would much rather pay a small sum to have someone patched up and happy at an emergency room than face the expense of a personal liability suit down the road.
Coverages E and F typically do not have a deductible.
